Many leisure estates with a house are bought with the idea of renting them out.
General steps
- Legal dwelling (see house on rural land).
- Planning compatibility of tourist use.
- Choose the appropriate type.
- Submit the notification or application to the Junta.
- Insurance, complaint forms and tax obligations.
The types of rural accommodation
Extremadura's tourism regulations cover several categories that fit an estate: rural houses (whole dwellings or by the room in a rural setting), tourist apartments in rural areas and other forms linked to activities in nature, such as hunting accommodation. Each type has its requirements on places, equipment and services, and is registered in the regional tourism register with its category. Choosing the type well at the start avoids having to change the registration later.
The procedure, step by step
In practice the route is this: first, confirm with the town council that tourist use is compatible on that specific plot (the point that holds up most projects on rural land); second, adapt the dwelling to the requirements of the chosen type; third, submit the prior notification or responsible declaration to the Junta's tourism administration; and fourth, register the accommodation in the register of tourism companies and activities of Extremadura. With registration, the accommodation can be advertised and operate legally.
Timelines depend above all on the first step: if the dwelling is legal and the use is compatible, the tourism part is relatively quick; if the house has to be regularised or the planning use argued, the calendar lengthens. That is why viability is checked before buying, not after.
Requirements for the dwelling
Rural houses must meet conditions of habitability, equipment and safety: climate control, beds and places according to category, adequate kitchen and bathrooms, extinguishers, first-aid kit and emergency information. Accessibility and fire measures matter more and more. If the house needs work to comply, put it in the purchase budget from day one.
Planning: the piece that holds things up most
On rural land, tourist activity needs the planning and territorial regulations to admit it on that plot. The Extremaduran territorial planning law regulates under what conditions tourist and accommodation uses can be authorised in rural areas, and town councils also apply their planning. A prior written planning report is the best investment of the whole process: it costs little and avoids buying an estate for an unviable project.
If the estate is in a protected area, the environmental assessment of Natura 2000 is added, which conditions extensions and new buildings.
Which estates fit
Those of La Vera, Monfragüe, Sierra de Gata or next to reservoirs. In the catalogue there are estates with a tourist licence, such as the former Yuste farm.
The winning pattern combines three things: a nearby tourist attraction (park, mountains, reservoir, charming village), a house with character in good condition, and reasonable access from Madrid or the Extremaduran capitals. An estate with charm but two hours of dirt track works much worse than a simpler one that is well connected.
How much you can earn
Rural tourism income is highly variable: it depends on the area, the quality of the house, the places and, above all, on the commercial work (portals, photos, reviews). Occupancy is concentrated at weekends, bank-holiday bridges and summer, so annual income must be estimated prudently. Accommodation with a swimming pool, fireplace and activities (trails, birdwatching, montanera in season) raises both occupancy and average price.
The minimum business plan
Before buying, do simple, pessimistic numbers: sellable nights per year at a prudent occupancy, average price in your area according to the portals, costs of cleaning, utilities, platforms and maintenance, and the adaptation investment. Compare the result with other options for the estate (agricultural lease, direct sale) and decide with data. Well-run rural tourism is a good supplement to an estate, but it rarely justifies paying any price on its own.
Obligations once open
Open accommodation has continuous duties: guest register and notification to the security forces, complaint forms available, third-party liability insurance, published prices and correct invoicing. For tax purposes, tourist rental has its own specific treatment and it is worth handling it with an agent from the start, especially if you offer additional services.
Competition and your differentiation
Extremaduran rural tourism has grown a lot and in the leading areas there is quality supply. Before entering, study the accommodation in your area on the portals: what prices they have, what reviews, what they offer. Your differentiation can be the estate itself (swimming pool, own dehesa, animals, trails from the door), the size for groups or a service others do not provide. The experience around the house is today as important as the house.
Buying an estate that already has a licence
Buying with the accommodation up and running saves the administrative route, but requires checking the real registration in the tourism register, its category and that there are no files or complaints. The change of ownership is notified to the administration, and the client base, reviews and agreements with portals are part of the value: negotiate them in the purchase.
And if the licence does not come through
If tourist viability does not work out, the estate does not become a bad purchase for that reason: it is still a leisure estate with a house for your own use, a long-term rental where permitted or an agricultural holding with a dwelling. Buy the estate for its value as an estate and treat tourism as an improvement, not as the basis of the price.
Small details that raise reviews
Good photos, fast replies, impeccable cleaning, wifi that works, complete kitchenware and some local information waiting for the guest: they are cheap details that move reviews, and reviews move occupancy.
Working with portals and agencies
Holiday rental portals now concentrate most bookings, in exchange for a commission. Look after the calendar and seasonal prices, reply quickly and consider direct channels (your own website, repeat guests) to reduce dependence on commissions over time.
Advice
Before buying, check with the town council and the Junta whether the use is viable on that specific plot.
