Badajoz is the most populated city in Extremadura: a provincial capital with every service, on the border with Portugal.
What the Badajoz market looks like
The housing stock is broad and varied. In the centre and the ensanche, flats in buildings from the 1960s to the 1990s dominate, many with partial renovations. In the more recently developed districts you will find new-build developments and flats with garage and storage room, two extras to keep in mind when comparing. Detached houses and terraced houses are concentrated in the outskirts and the pedanías, such as the Golf Guadiana area.
The price range is very wide. In the catalogue linked by Encina Pisos y Casas, as of 21 October 2026, there is everything from flats to renovate for under 50,000 euros to detached houses above 400,000, with family flats both above and below that range. Prices are those published by each agency and may change.
Where to look for a flat in Badajoz
- Centre and old town: for those who want everything within walking distance. Older buildings in exchange for location.
- Ensanche and main avenues: large flats, good supply of three- and four-bedroom homes.
- Residential districts to the west and north: residential developments, garages as standard, quiet atmosphere.
- Pedanías and outskirts: houses with a plot ten or fifteen minutes from the centre, a practical option for remote workers.
Five checks before reserving
- Community fees and special levies: in older buildings, ask about the lift, roof and façade.
- Orientation and air conditioning: Badajoz summers are harsh; good orientation and decent insulation show up in the bill.
- Garage: in many areas it is almost essential; if a flat does not have one, weigh what that lack would cost you before comparing prices.
- State of the wiring and plumbing: a full renovation can add a great deal to the operation; get a quote before deciding.
- Land registry extract: check charges, embargoes and that the seller is the registered owner. It is a cheap procedure that prevents surprises.
Taxes and costs in Extremadura
Resale homes are subject to ITP (property transfer tax), paid by the buyer. According to the Tax Portal of the Junta de Extremadura, the general rate for homes is 8% up to a taxable base of 360,000 euros (10% between 360,000 and 600,000, and 11% above that). There is a reduced 7% rate for a main residence up to 200,000 euros with an income cap (30,000 euros of taxable income for individual taxation, 55,000 for joint), 6% for buyers under 36 subject to value and income requirements, and 4% for protected housing, certain groups and main residences in municipalities of under 3,000 inhabitants, each with its own conditions. On top of that come notary, registry and, if used, agency fees: as an indicative reference only, budget around 10-12% on top of the price, depending on the ITP rate that applies to you.
