Don Benito and Villanueva de la Serena: buying a home in the Vegas Altas del Guadiana

2 min read · Updated 21 October 2026

Just five kilometres apart, Don Benito and Villanueva de la Serena form an urban axis of more than 60,000 inhabitants sharing a labour, commercial and housing market. This is the heart of the Vegas Altas del Guadiana, a comarca of intense farming activity.

Two markets, one comarca

There are price and supply differences between the two that are worth comparing: anyone working in the comarca can look in both towns before deciding. The supply is broad and family-oriented: three- and four-bedroom flats in the centres and ensanches, with a large stock built between the seventies and the nineties, and single-storey houses in traditional neighbourhoods. In the catalogue linked by Encina Pisos y Casas, as of 21 October 2026, there are large flats in Don Benito of more than 180 square metres with garage and terraces above 200,000 euros, and central apartments in Villanueva from around 70,000 euros.

Who buys here

What to keep in mind

  1. Lift: in four- or five-storey buildings without a lift, the price drops, but so does future resale. It is the first question.
  2. State of the installations: many homes are 40 or 50 years old; renewed wiring and plumbing are worth money.
  3. Garage: scarce in the centres of both towns; having one raises the price but makes life and resale much easier.
  4. Difference between municipalities: anyone working in the comarca can choose between the two towns; comparing prices in both before deciding widens your options.

A well-established market

The Vegas Altas combine agri-food activity, the services of two mid-sized towns and a broad housing supply. Comparing the two towns and checking the condition of each home carefully is what separates a good purchase from a mediocre one.
