Buying a house in Cáceres: a monumental city and village houses a step away

2 min read · Updated 21 October 2026

Buying in the province of Cáceres offers two very different worlds: the capital, with its World Heritage old town and university life, and a network of villages just minutes away where whole houses sell at prices very different from those of any mid-sized Spanish city.

The capital: old town, ensanche and newer districts

In Cáceres city the supply splits into three worlds. The old town and the historic quarter concentrate characterful flats in historic buildings, sometimes with renovation limits due to heritage protection: ask for information before planning any works. The ensanche and the central avenues offer the classic family flat, three or four bedrooms, in buildings from the seventies to the nineties. And the newer districts, to the west and north, concentrate new builds and flats with garage, communal pool and shared areas.

In the catalogue linked by Encina Pisos y Casas, flats in the capital currently range from around 25,000 euros (investment product or full renovation) to one-of-a-kind homes above 250,000 euros in the old town.

Houses in the province: the opportunity of the villages

Where the province of Cáceres shows its full potential is in village houses. Towns such as Arroyo de la Luz, Malpartida de Cáceres or Sierra de Fuentes, ten to twenty minutes from the capital, offer whole village houses for between 25,000 and 100,000 euros. Many need renovation, so it is worth adding price and works together before comparing. Further north, Plasencia and the Jerte valley area have their own market.

What to check when buying a village house

  1. Charges and boundaries: the land registry extract and a cadastre check clarify exactly what is being sold, especially in houses with a yard, patio or outbuildings.
  2. Roof and structure: these are the most expensive renovation items. An inspection by a building surveyor costs little in proportion to the price.
  3. Utilities: water, electricity and sanitation connected or feasible, and internet access (decisive today for many buyers).
  4. Planning status: in consolidated urban land there is usually no problem, but it is worth confirming there are no open proceedings.
