Buying a house in a village in Extremadura: real advantages and what to check before signing

3 min read · Updated 21 October 2026

There is a silent market running across Extremadura from north to south: village houses. In hundreds of Extremadura municipalities you can buy whole houses for 25,000, 40,000 or 60,000 euros: in the catalogue linked by Encina Pisos y Casas, as of 21 October 2026, there are houses in Arroyo de la Luz from 25,000 euros. It is not a suspicious bargain: it is the consequence of decades of depopulation, and for those who know what they are looking for, it is a real opportunity.

Who is buying in the villages

The buyer is no longer just the next-door neighbour: families from the comarca itself who prefer a large house with a patio to a flat in the city, remote workers from Madrid, Barcelona or abroad who swap rent for a home of their own, and small investors who renovate for rural rentals or resale also buy here.

The advantages, without romanticism

  1. Low price per square metre: the catalogue linked by Encina Pisos y Casas currently has houses from 25,000 euros, as of 21 October 2026.
  2. Outdoor space: patio, yard or garden, priceless in a city.
  3. Contained running costs: no residents' association and generally a low property tax; check it in each municipality.
  4. Connectivity: fibre coverage varies greatly by municipality; check the exact coverage of the address if you plan to work remotely.
  5. Tax relief: according to the Tax Portal of the Junta de Extremadura, a main residence in municipalities of under 3,000 inhabitants is taxed at 4% ITP if it does not exceed 200,000 euros and the buyer meets the income limits (30,000 euros for individual taxation, 55,000 for joint). Under-36s pay 6% on their main residence subject to value and income requirements.

What must be checked, without exceptions

How much renovation costs

It depends on the starting point. A full renovation of a village house (installations, bathrooms, kitchen, joinery and climate control) is a serious budget, and even bigger if roof or structure work is needed. Get two or three firm quotes before buying and add them to the price: only then can you truly compare with move-in-ready alternatives.

Where to start

Look at what is published at Encina Pisos y Casas: we gather homes from agencies across the region, including village houses, with a direct link to each agency's original listing. And visit in person: in this market, half of the information is not in any photo.
